Terms and Conditions

These terms of service govern the booking and renting of our holiday apartments. Please read the terms and conditions carefully as you are deemed to have accepted these terms once your deposit/full payment is received. We reserve the right to refuse any booking.


A deposit of 50% of total holiday rental is required to secure a reservation and the balance must be paid in full at least 14 days before the arrival date. Please note that reservations will only be confirmed when 50% deposit has been received. Full payment must be made and funds cleared before moving into the apartments.

Security / breakage deposit of £100 will be charged and returned within 3 weeks (subject to satisfactory inspection of the premise). In the unusual case of very short notice or last minute bookings, all payments must be made in full before or in cash on arrival - including security/breakage deposit.

NB: Prices may be subject to change at the owner's discretion.


All booking cancellations must be in writing or by email and be received by us within four weeks of the holiday commencement date. If cancellation is prior to this, only the deposit will be forfeited. If cancellation is less than four  weeks before the departure date, the rental cost to be paid will be as follows:

14 - 27 days  - 75% of rental cost to be paid
Less than 14 days - 100% of rental cost to be paid

It is your responsibility to ensure that your travel insurance covers holiday cancellation, medical emergency, flight delays and so forth.

In the unlikely event that the apartment becomes unavailable due to circumstances beyond our control you will be offered a full refund. Any refund is restricted to the apartment rental costs and we are not liable for any cancellation or administrative charges for travel arrangements, etc.

What is included in your rental

The apartment rental includes the cost of linen and towels (excluding beach towels), water, electricity, air-conditioning and use of the laundry room.

Any defects or deficiencies must be reported within 24 hours of your arrival. After this time it will be assumed that everything is in order.


  1. Only persons named when booking may occupy the apartment.
  2. The apartment can not be re-let or sublet to any other group, party or individual without written permission from us.
  3. Under no circumstances may more than the maximum number of guests occupy the apartment. We reserve the right to refuse admittance to the renter(s) and surplus occupant if you are in breach of this condition.
  4. The occupants shall ensure that no member of the party engages in any activity in or around the apartment, which may cause damage or offence to the neighbours.
  5. Please report any fault with/damage to the property or its surroundings the property manager immediately.
  6. We, reserve the right to have access to the apartment at any time with due regard to the convenience of the occupants for  inspection of the property, and to carry out essential or routine repair or maintenance work.
  7. You are responsible for taking reasonable care of the property and its contents. At the end of the hire period, the property and its contents, including all equipment, furniture and utensils, etc must be left clean and tidy which includes the crockery and cutlery cleaned and stored in the appropriate cupboards, and ensure that the cooker, microwave and fridge are clean.
  8. The occupants shall ensure that all rubbish is cleared away from the property and placed in the garbage collection point indicated by the property manager.

At the time of booking or soon after contact details of the local representative/property manager will be given as well as information about collection of keys, pick up arrangements etc.

No smoking is allowed anywhere in the building.

No pets are allowed.

We cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by 'force majeur'. In these terms and conditions of hire, 'force majeur' means any event which we or the suppliers of the service(s) in question could not, even with due care, foresee or avoid. Such events may include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, quarantine, epidemics, weather conditions, government action or other events outside our control.

We reserve the right to update this privacy policy at any time without notifying you. You are responsible for regularly reviewing this policy.

We collect personal information such as your name, address, email address, telephone number for booking and payment purposes and for our mailing list. When you make Internet payments we do not collect or have access to your financial details e.g credit/debit card details.

We will not disclose your personal information to third parties unless required to do so by law.

We will not sell or rent your personal information.

We are subject to European data protection laws when collecting and processing personal information.

Information may be automatically recorded on server logs from your browser which identifies your computer, cookie information and the page you requested. We use this information for marketing purposes e.g. to contact you about special offers, to fulfill services and to tell you about new products or services,  and to maintain a high level of service to our customers.

We may set and access our cookies on your computer. A cookie is a small amount of data that is sent to your browser and stored on your computer's hard drive. We use this information to estimate and report on website traffic and audience size and for research and development which allows us to provide you with a high level of service and to improve website content.

You should note that the privacy of Internet email may not be secure. By sending sensitive or confidential information by email, you accept the risk that possible lack of confidentiality over the Internet may occur.
